Tamko Roof Inspection in San Francisco: What to Know First

An independent Tamko roof inspection in San Francisco typically takes 45 to 90 minutes on site, and you’ll have a written condition report with photos the same day. We charge a flat inspection fee that we credit back toward any repair or replacement work you hire us for, so you’re never paying twice to find out what your roof needs. If you own a Tamko roof in San Francisco, this page explains exactly what we look for and what it costs.

This page is for homeowners who have a Tamko shingle, metal, or membrane roof and want a straight answer about its condition without a sales pitch. If that’s you, call (831) 318-8819 and we’ll schedule a time that works.

How Tamko Products Fail – and How We See It on the Roof

Every manufacturer’s shingle has its own fingerprint. Tamko is no different. We’ve inspected enough Tamko roofs in San Francisco to know what holds up in marine fog and what doesn’t. Here are the failure patterns we look for on every Tamko inspection.

  • Heritage Series granule loss at the ridge line. Tamko’s Heritage shingles are common on San Francisco homes, and we regularly see premature granule loss where the roof meets the ridge vent. The constant wet-dry cycle from fog condensation breaks down the asphalt matrix faster there than anywhere else. We check ridge caps first, because that’s where a Tamko roof tells you it’s aging.
  • Lamarite slate and shake curling at the eaves. Tamko’s Lamarite composite slate and shake panels look sharp on older San Francisco Victorians, but the bottom edges take on moisture in our climate and start to curl upward. Once curling starts, the panel’s structural rating drops. We measure the curl and flag any panel that’s beyond cosmetic.
  • MetalWorks stone-coated steel fastener loosening. Tamko MetalWorks panels expand and contract with San Francisco’s temperature swings. Over time, fasteners back out a fraction of an inch, especially on south-facing slopes. A loose fastener here and there is normal. A pattern of them means the panel’s floating and wind resistance is compromised.
  • Elite Glass-Seal tab delamination on low slopes. Tamko’s Elite Glass-Seal 3-tab shingles are a budget line we still see on flat-lot bungalows in the Sunset and Richmond. On slopes below 4:12, water ponds and works into the tab adhesive, causing the tabs to separate. Once delamination starts, it spreads fast. We flag it as a replace-rather-than-repair item in almost every case.
  • Flashing failures at sidewalls, misdiagnosed as shingle failures. This is the one we see most: a Tamko roof getting blamed for a leak that’s actually a flashing failure. Step flashing at sidewalls and kickout flashing at roof-to-wall transitions corrode in salt air and pull away from the wall. The shingle underneath is often fine. We replace the flashing, not the roof, and save the homeowner the cost of a full re-roof they don’t need.

Our Tamko Roof Inspection Process

Here’s how a Tamko inspection runs when you call Brennan Roofing Co San Francisco. No mystery, no skipped steps.

  1. 1
You call, we pick up. A live person answers at (831) 318-8819. We schedule a two-hour arrival window and our technician shows up inside it, in uniform, with a background check on file.
  2. 2
We walk the whole roof, not just the problem area. We check the field, ridges, hips, valleys, penetrations, and flashings. On Tamko roofs, we specifically look for the failure patterns above. We take photos of everything we flag.
  3. 3
We check the attic and the decking from underneath. San Francisco fog hides leaks. We look for water staining on the underside of the decking and check that the underlayment is still doing its job.
  4. 4
We decide OEM versus aftermarket parts. For Tamko repairs, we use Tamko components when they’re available and warranted for the application. For discontinued lines like older Lamarite, we source quality aftermarket equivalents that match in profile and weight. We’ll tell you which we’re using and why.
  5. 5
You get a written report. Photos, measurements, and a line-item price for anything that needs work. The price goes on paper before any work starts, and it does not move at the door.
  6. 6
If you hire us, the work is done to the Garrison Standard and backed by the 365-Day Done Right Promise. If the repair fails within a year, we come back and fix it at no charge. In writing.

What Tamko Roof Inspection Costs in San Francisco

Here’s what you can expect to pay for a Tamko roof inspection and the repairs that commonly follow. Every number is a range, not a quote, because every roof is different. You’ll have an exact written price before any work starts.

Service Typical Price Range in San Francisco
Tamko roof inspection (with written report and photos) $149 – $249, credited toward repair if you hire us
Minor repair: replacing 3 – 5 damaged Tamko Heritage shingles $350 – $650
Flashing replacement at one sidewall or chimney $450 – $900
Ridge cap replacement (Tamko or matched equivalent) $800 – $1,600
Full Tamko roof replacement (average San Francisco single-family home) $14,000 – $28,000 depending on slope, decking condition, and access

What moves the price: steepness of the roof, whether we can access it with a ladder or need staging, the condition of the decking underneath, and whether your Tamko line is still in production. Call (831) 318-8819 for a free estimated range on your specific roof before we ever come out. No charge for the phone call, no obligation to book.

Why San Francisco Homeowners Call Brennan Roofing Co San Francisco for Tamko Work

We’re not a Tamko dealer. We’re an independent Tamko service provider, which means we can tell you the truth about your roof without a manufacturer’s interest in the room. That’s worth something on a San Francisco roof, where fog, salt air, and steep Victorian slopes punish roofs faster than most places in California.

Every Tamko inspection we do comes with the same terms as every other Brennan job: the price goes in writing before any work starts, the technician who shows up is background-checked and in uniform, and the work carries the 365-Day Done Right Promise in writing. If it fails within a year, we come back free. That’s the Garrison Standard, and it’s the same on a $400 flashing repair as it is on a $25,000 re-roof.

And if a Tamko roof turns out to be beyond reasonable repair, we install GAF, Owens Corning, and CertainTeed as well. We’ll tell you which manufacturer’s product fits your San Francisco roof and your budget, and why. Travis Oakley has been reading roofs honestly for years, and his rule is simple: we’ll tell you what needs replacing now, what can wait two seasons, and what a salesman might oversell you on. A good roof shouldn’t need to be talked about – it should just hold.
