IKO Shingle Repair: The San Francisco Owner’s Guide
IKO shingle repair in San Francisco typically runs $425 – $1,150 installed, depending on how many shingles failed, whether the underlayment is compromised, and how steep your roof pitch is. We stock IKO-compatible shingles on our trucks and complete most repairs in a single visit. You’ll usually notice the problem after a winter storm, when you find granule grit in your gutters, a shingle flap lifted on the roof, or a small water stain creeping across a ceiling corner.
Here’s the reality of IKO shingles in this city: San Francisco’s damp winters and steep roof decks put real stress on the sealant strip. When that adhesive strip lets go on a windward slope, the shingle cracks along its nail line and starts flapping. The fog and salt air don’t cause that failure directly, but they sure don’t help anything recover. We’ve pulled more failed IKO Cambridge shingles off Outer Sunset homes than any other product line, and most of the time the failure starts at the same place: nail placement too high, too few nails per shingle, or a sealant strip that never fully bonded in cold installation weather.
If you have IKO shingles and one section is failing, you don’t need a new roof yet. You need a repair crew that understands how the IKO line differs from other brands, and that’s what this page covers.
Which IKO Models This Applies To
Our repairs cover the full IKO architectural and three-tab lines: Cambridge, Dynasty, Marathon, Nordic, and Royal Estate. The most common by far in San Francisco is Cambridge, which has been installed on thousands of Bay Area homes over the past two decades. Dynasty and Nordic show up frequently on newer builds and recent reroofs.
Before ordering any IKO shingle, our techs verify the model two ways. First, we look for the printed code on the underside of an intact shingle, where IKO stamps the plant location and production date. Second, we match the shingle’s dimensions, because IKO architectural shingles run 13-1/4″ x 39-3/8″ with a 5-7/8″ exposure, slightly different from GAF or Owens Corning equivalents. If you have a leftover bundle in the garage, that’s ideal; if not, we’ll match from an intact section or an attic off-cut.
One IKO-specific compatibility gotcha: an IKO Cambridge shingle is not interchangeable with an IKO Dynasty shingle, even though both are “architectural.” The profiles are different enough that patching one line with the other leaves a visible seam and an ineffective sealant bond. Aftermarket “close enough” shingles cause the same problem. We source direct from IKO distribution or use exact-match stock from manufacturer lines including GAF, Owens Corning, and CertainTeed when an IKO product has been discontinued and no direct substitute remains.

Signs Your IKO Shingle Repair Is Failing
- Curling or lifted edges on the windward slope. The sealant strip has released. On IKO Cambridge specifically, this often traces back to cold-weather installation or adhesive that never cured in San Francisco’s damp install window.
- Granule loss concentrated on one slope. All shingles shed granules, but IKO shingles on south-facing San Francisco slopes show accelerated UV wear. If your gutters look like black sand and the asphalt base is showing, the shingle is past the point of saving.
- Cracked shingles at the nail line. This is the classic IKO failure mode. Nails placed above the nail strip or overdriven in installation create a fracture point. Once the shingle cracks, wind gets under it and the tear spreads fast.
- Water staining on fascia or ceiling corners after rain. San Francisco rains come in bursts; a small stain after a wet week means water is moving under the shingle layer. That’s a flashing or underlayment problem disguised as a shingle problem.
- Moss and algae trapped under shingle edges. Fog-belt neighborhoods like the Sunset and Richmond see this constantly. Moss lifts the shingle edge, water wicks underneath, and the nail points start to rot. The shingle looks fine from the street, but the fasteners are failing underneath it.

AfterReplacement Cost & What’s Included
IKO shingle repair pricing in San Francisco breaks down like this:
- Single shingle replacement: $275 – $425 – we match the shingle, replace the nails, reseal the edges, and verify the underlayment underneath.
- Small section repair (3 – 10 shingles, one slope): $450 – $800 – includes removing the failed section, inspecting and patching felt or synthetic underlayment as needed, and installing matched shingles.
- Larger repair with flashing or decking work: $800 – $1,500 – when a recurring leak means we need to open a larger area, replace step flashing at a wall, or repair rotted plywood decking before replacing shingles.
You get that number in writing before any work starts. It doesn’t move at the door. Every IKO repair we do includes the shingles, fasteners, labor, and a written one-year guarantee under our 365-Day Done Right Promise. If the repair fails within that year, we come back at no charge. That’s the Garrison Standard, and Travis Oakley doesn’t make exceptions to it.
DIY or Call Us?
What you can safely check yourself: whether shingles are visibly lifted, cracked, or missing from the ground or from a second-story window. If you have a leftover IKO bundle, great, that tells us the exact product and color. What you should not do: get on a steep San Francisco roof with a hammer and a bundle of shingles. The pitch on most Sunset District and Twin Peaks homes is steep enough that a misplaced foot is the difference between a repair and a hospital visit. And replacing an IKO shingle wrong, especially nailing above the nail strip or breaking the sealant bond on surrounding shingles, creates the same failure you’re trying to fix.
If you’re not sure whether the shingle needs replacement or the flashing is the real problem, call us at (831) 318-8819. We’ll inspect it, tell you honestly what’s failing, and hand you a written price before anyone touches a ladder. We’re Brennan Roofing Co San Francisco, an independently owned local roofing company. We are not affiliated with IKO, but we’ve repaired and matched enough of their shingles to know exactly how they behave on San Francisco roofs.
FAQs
Expect 18 to 25 years for IKO architectural shingles in San Francisco’s climate. The city’s damp air, fog, and salt-adjacent moisture shorten that lifespan compared to drier California regions; shingles on southern exposures with full sun fade faster, and shingles under tree cover retain moisture longer. A well-installed IKO roof with proper underlayment and ventilation hits the upper end of that range. Call (831) 318-8819 if you want us to inspect your roof and tell you how much life is left.
A single cracked or lifted IKO shingle can sometimes be resealed if it’s caught early and the underlying felt is intact, but most failed shingles need replacement. Once the sealant strip has released or the nail-line crack has opened, the shingle is compromised and won’t hold through another storm. We’ll tell you straight: sometimes a reseal buys a season, sometimes it’s a waste of time. The estimate is free, so call us and find out which situation you have.
Most IKO shingle repairs in San Francisco are done in half a day, including setup, roof access, repair, and cleanup. Larger sections with flashing or decking work run a full day. We aren’t a crew that shows up late or leaves a mess; our technicians are background-checked, uniformed, and work to the same standard on every job. Travis Oakley puts it like this: “A good roof shouldn’t need to be talked about; it should just hold.”
We stock common IKO Cambridge colors in our San Francisco-area trucks and can typically complete a repair the same visit. Less common colors or Dynasty/Nordic lines may need a quick order from our IKO distributor, usually a day or two out. If you have IKO shingles and a matching bundle in the garage, mention it when you call (831) 318-8819; it speeds up the color match.
