Atlas Underlayment & Deck Repair: The San Francisco Owner’s Guide

Atlas underlayment repair in San Francisco typically runs $1,400 to $3,800 installed when deck repair is included, and a straightforward underlayment replacement on a flat section usually lands between $800 and $1,600. We stock Atlas-compatible underlayment on the truck for most common roof configurations and can usually complete the work in one day once we’ve opened the roof and confirmed the deck condition. Most homeowners discover the failure the hard way: a ceiling stain after the first real rain of the season, or a musty smell in the top-floor closet that doesn’t go away.

Here’s the thing about San Francisco specifically: your underlayment isn’t just fighting rain. It’s fighting months of fog saturation, salt air near the avenues, and temperature swings that make roofing materials expand and contract more than they do inland. When the underlayment goes, the decking underneath rots fast in that damp, cool environment. Travis Oakley has pulled back more than one Atlas system in the Sunset and Richmond districts where the underlayment looked fine from the hatch but the plywood underneath had the structural integrity of wet cardboard.

We’re an independent roofing company, not affiliated with Atlas. We install and repair their products because they hold up well in coastal Northern California when installed correctly, and because parts are available when you need them.

Which Atlas Models This Applies To

If your San Francisco roof has Atlas shingles, the underlayment beneath them is almost certainly one of three Atlas products: Atlas Summit synthetic underlayment, Atlas WeatherMaster felt, or Atlas DeckShield. Summit is the most common on newer installations, including flat-to-moderate slope roofs where Atlas shingles are paired with torch-down or modified bitumen at the low-slope sections.

The compatibility gotcha most owners don’t know about: you cannot just swap any synthetic underlayment under Atlas shingles and keep the Atlas warranty intact. Atlas publishes installation instructions that specify their underlayment be used, or an approved equivalent with the same perm rating and nail-seal characteristics. Off-the-shelf generic synthetics from big-box stores often fail the manufacturer’s spec on San Francisco roofs because they don’t handle the moisture load. We stock genuine Atlas underlayment and use only Atlas-specified fasteners and sealants at the transitions.

For deck repair, the roof deck is not an Atlas product, it’s the plywood or OSB sheathing under the underlayment. But it’s the part that fails most often after underlayment degradation. In San Francisco’s fog belt, we routinely replace 20 to 40 percent of decking on roofs that have had underlayment issues for more than two seasons. We use CDX plywood rated for exterior exposure and match the original thickness, typically 15/32″ or 19/32″.

Our roofers install materials from other manufacturers too: GAF, Owens Corning, CertainTeed. If you’re deciding between staying with Atlas or switching, we’ll walk you through the differences honestly.

Signs Your Atlas Underlayment & Deck Repair Is Failing

  • Water stains on the ceiling or walls, especially on the top floor. By the time you see the stain inside, the underlayment has already been compromised for weeks or months, and the deck underneath is absorbing moisture. The stain location usually doesn’t match the leak location on the roof, which is why we trace from the attic side first.
  • Granules in the gutters or at the base of the downspouts. Atlas shingles shedding granules means the shingle surface is aging, but it also means the underlayment below is getting exposed to UV and weather at the seams. On some San Francisco roofs, granule loss is worse on the windward slope and that’s the first place the underlayment breaks down.
  • Spongy or soft spots when walked. If the deck is soft underfoot, the underlayment above it has failed at that point and the plywood is saturated. This is a structural repair, not a patch job, and the affected area needs to be cut out and replaced with new decking before new underlayment goes down.
  • Daylight visible from the attic or a sagging roofline. In older San Francisco Victorians and Edwardians, we find gaps where the deck has pulled away from the rafters. Underlayment over a deck that moves will tear at the fasteners, and the fix is to re-secure the deck and replace the underlayment in that section.
  • Musty odor in closets or crawl spaces that doesn’t clear. That’s the signature of trapped moisture in the deck. San Francisco’s damp, fog-heavy air means a wet roof deck often never fully dries, turning minor underlayment damage into a slow-rotting deck over a couple of years.

Replacement Cost & What’s Included

Here’s what we quote for Atlas underlayment and deck repair in San Francisco.

  • Underlayment replacement only (no deck repair): $800 to $1,600 depending on roof slope and access. This covers removing old underlayment, installing new Atlas underlayment, and re-installing Atlas shingles in the affected section.
  • Underlayment with partial deck repair (under 100 sq ft): $1,400 to $2,600. Deck replacement adds plywood cost, demolition, and disposal.
  • Underlayment with extensive deck replacement (over 100 sq ft): $2,600 to $3,800+. Large deck sections on steep San Francisco roofs take longer and require more staging.

The price goes on paper before any work begins. You get the number in writing, and it does not move at the door. That’s part of how we operate, the same standard on every job. Labor includes full cleanup, magnetic nail sweep, and a written one-year guarantee on the repair through our 365-Day Done Right Promise.

DIY or Call Us?

You can safely check the attic for visible water staining, daylight at the eaves, or damp insulation. That tells us where to start looking. What you should not do is pull shingles and underlayment yourself on a San Francisco roof. The slopes here are steeper than they look, the surfaces are slick with fog moisture most mornings, and opening a section of roofing without the right staging is how people end up in the emergency room. We’ve also seen well-meaning DIY repairs that layered new underlayment over rotted decking and trapped the moisture in permanently.

If you suspect underlayment failure, call us at (831) 318-8819. We’ll come out, trace the issue from the attic side, and tell you straight what needs to happen now and what can wait. No obligation, no pressure script.

A good roof shouldn’t need to be talked about, it should just hold. If yours isn’t holding, we’ll tell you exactly why.
