Tamko Roofing Company in San Francisco: What to Know First
Brennan Roofing Co San Francisco provides independent Tamko roofing repair, replacement, and inspection throughout San Francisco. Most Tamko repair calls we handle are scheduled within a few days, and a full tear-off replacement on a typical San Francisco single-family home takes us about three to five working days, weather permitting. Every job starts the same way: a written price in hand before any work starts. You’ll know the number, it stays the number, and that’s the end of it. Call (831) 318-8819 to schedule a free estimate.
This page is for homeowners who have a Tamko roof that’s leaking, aging, or failing inspection. If you’re not sure whether your roof still has usable life in it, we’ll tell you straight, even if the answer is “not yet.” Travis Oakley reads roofs honestly, and we don’t sell work that doesn’t need doing.
How Tamko Products Fail – and How We Fix Them
In San Francisco, we see the same Tamko failure patterns repeat across neighborhoods, from the Richmond to the Excelsior. Here’s what actually happens:
- Tamko Heritage shingle granule loss after years of fog and wind. The Heritage line is a laminated asphalt shingle we see on a lot of San Francisco homes built or re-roofed between the mid-1990s and late 2000s. Granule loss starts at the edges first, then works inward. By the time you see granules in the gutter, the shingle’s UV protection is mostly gone. We fix localized granule loss by replacing the affected shingles, but if the loss covers more than roughly a third of the roof, we’ll recommend budgeting for a full replacement rather than chasing it patch by patch.
- Nail pop-through on Tamko Elite Glass-Seal shingles. Older Elite Glass-Seal installs occasionally show a problem the manufacturer’s own literature doesn’t emphasize: the nails back out just enough to push tiny bumps through the shingle face. It happens when the original installer overdriven or underdriven nails, and it’s aggravated by San Francisco’s temperature swings. We reset the nails, reseal the shingle with a compatible adhesive, and check the surrounding rows so the same issue doesn’t reappear a season later.
- Flashing separation at chimneys and parapet walls. This isn’t unique to Tamko, but it’s the failure we see most often on Tamko shingle roofs in the Sunset and Richmond Districts where damp wind pushes against chimney flashing for months at a time. The flashing lifts, water gets behind it, and the shingle layer below stays wet. We remove the old flashing, replace or reseal it, and install new underlayment at the penetration before re-securing the shingles. Done right, it’s a one-day repair.
- Improperly installed ridge caps on Tamko shingle roofs. Tamko ridge caps are manufactured to interlock a specific way. When a previous contractor used generic caps or installed the caps out of sequence, they crack or lift within a few years. On steep roofs near Bernal Heights and Glen Park, we’ve replaced cracked ridge caps that were the sole source of a persistent attic leak. We use Tamko-compatible caps, not whatever is left on the truck.
- Worn underlayment under otherwise sound Tamko shingles. The shingles can look fine while the felt or synthetic underlayment below has started to break down. This shows up as water stains that appear far from any visible shingle damage. We find it by checking the attic first, then lifting a few shingles at the suspect slope. If the underlayment is done, the fix is a partial or full redeck and new underlayment, then the existing shingles can sometimes be re-installed if they’re still sound. Most of the time, though, a roof at that age is better served by a full replacement.

Our Tamko Roofing Company Process
Here’s how a Tamko job runs with us, step by step:
- 1
You call, a live person answers. No voicemail, no automated menu. We take your address, ask what you’re seeing, and schedule an estimate at a time that works for you.
- 2
We inspect the roof and the attic. Travis or one of our lead techs walks the whole roof, then goes into the attic to check the decking from below. You get an honest read: what needs replacing now, what can wait, and what a salesman might oversell you on.
- 3
You get a written price before any work starts. We put the scope and the dollar amount on paper. That number does not move at the door or after we open the roof. If we find hidden damage, we stop, show you, and re-price in writing before proceeding.
- 4
We use the right parts. For Tamko roofs, we spec Tamko or direct-equivalent materials: compatible shingle colors, Tamko-compatible ridge caps, and proper underlayment. We don’t mix brands that shouldn’t be mixed or use leftover stock. If you want to consider GAF, Owens Corning, or CertainTeed for a full replacement, we’ll walk you through the differences plainly.
- 5
We do the work clean. Crews are uniformed, background-checked, and the site is cleaned up at the end of every day. Nails, wrappers, and cut-offs are magnet-swept and hauled off.
- 6
We test, then we guarantee it. We check the repair or new install before we leave, then hand you the 365-Day Done Right Promise in writing: if it fails within one full year, we come back and fix it at no charge.

AfterWhat Tamko Roofing Company Costs in San Francisco
Ballpark numbers, so you’re not calling blind:
- Small Tamko shingle repair (replacing 5 to 15 damaged shingles, resealing flashing): $350 – $900
- Mid-size repair (chimney or parapet flashing replacement, ridge cap replacement, localized underlayment repair): $900 – $2,500
- Full Tamko roof replacement on a typical San Francisco single-family home: $12,000 – $26,000 depending on square footage, roof pitch, decking condition, and whether you choose Tamko shingles again or switch to another line like GAF, Owens Corning, or CertainTeed
- Roof inspection (roof plus attic walk-through, written findings): $250 – $450, credited toward the job if you hire us
The price moves on deck condition, access difficulty (steep pitches, limited staging area), and how many layers we’re tearing off. Old San Francisco homes often have two or even three layers of old roofing, and every layer adds disposal cost. Call (831) 318-8819 for an exact written estimate. It’s free, and the price stays the price.
Why San Francisco Homeowners Call Brennan Roofing Co San Francisco for Tamko Work
Because we operate under a defined standard, not a mood. The Garrison Standard means every job gets the same discipline: written price before any work starts, background-checked uniformed technicians who show up inside the promised window, and the 365-Day Done Right Promise in writing. If a repair fails within the year, we return at no charge. That’s not a slogan; it’s the guarantee we hand you with the invoice.
We know Tamko roofs the way a mechanic knows a particular engine: the failure patterns, the right parts, and when to stop patching and start replacing. And when a roof is beyond Tamko’s worth saving, we can quote you a full replacement in GAF, Owens Corning, or CertainTeed and explain the trade-offs without pushing one brand over another.
Travis Oakley put it well: “A good roof shouldn’t need to be talked about – it should just hold.” We’ll get yours holding.
FAQs
Tamko’s manufacturer warranty covers material defects, not installation issues or weather-related damage. If your roof is within the warranty period, we’ll help you document the issue and contact Tamko. But most of what we fix in San Francisco – flashing separation, nail pops, storm damage, aged underlayment – falls outside the manufacturer’s scope. Our 365-Day Done Right Promise covers the work we do, in writing, for one full year. Call (831) 318-8819 and we’ll help you figure out which path applies to your roof.
In most cases, yes. We stock the most common Tamko Heritage colors used in San Francisco and can order specific colors from our supplier, though discontinued shades may require a close-match discussion. If the match can’t be made, we’ll tell you before you pay anything and walk you through the options.
Most repair calls are scheduled within a few days. If you have an active leak, say so when you call and we’ll tell you straight what our soonest slot is. We answer the phone around the clock with a live person, so you’ll get an answer then, not a callback queue.
Depends on three things: the age of the roof, the extent of the damage, and the condition of the decking. A 10-year-old Tamko roof with one flashing failure is a repair. An 18-year-old Tamko roof with granule loss across half the slope and soft spots in the deck is a replacement. We’ll show you the evidence and put both numbers on paper so you can decide without pressure.
Yes. When a full replacement requires a permit under San Francisco building code, we pull it and schedule the required inspections. We don’t skip permits to save a week, and we don’t cut corners on fire code underlayment or edge metal. The roof gets done to code, inspected, and then we hand you the done-right promise.
