Atlas Shingle Repair: The San Francisco Owner’s Guide
Atlas shingle repair in San Francisco typically runs $350 – $900 installed, depending on the number of shingles, the roof’s pitch, and whether the underlayment or flashing is also compromised. We stock Atlas-compatible shingles and most repairs are completed in a single visit. Most homeowners discover the problem after a winter storm: a shingle tab is flapping in the wind, a patch of granules is collecting in the gutter, or a slow stain is spreading across the ceiling below.
Atlas shingles are a common sight on San Francisco roofs, from the Sunset District to Bernal Heights. They hold up reasonably well against our wet winters, but no shingle survives forever. When one fails, it’s rarely an isolated event. Usually it’s a sign that a section of the roof is reaching the end of its serviceable life, or that the original installation cut a corner. Travis Oakley has seen hundreds of these failures across the city, and the pattern is consistent: the shingle itself is rarely the root cause. The failure is almost always beneath it.
A good roof shouldn’t need to be talked about, it should just hold. When it stops holding, you want a crew that can match the shingle, fix what’s underneath, and put the price in writing before the first ladder goes up.
Which Atlas Models This Applies To
The two Atlas lines we see most often in San Francisco are Pinnacle Pristine and StormMaster Shake. Pinnacle Pristine is an architectural laminate shingle with a distinctive scalloped shadow line, and it’s the most common Atlas product on Bay Area homes built or re-roofed in the last 15 years. StormMaster Shake carries a Class 4 impact rating and is popular on exposed hillside properties where wind-driven debris is a regular problem.
Here’s the compatibility gotcha: Atlas has quietly revised color lots over the years. A shingle called “Weathered Wood” bought in 2017 will not be a perfect match to “Weathered Wood” manufactured in 2024. The base mat and granule blend shifted slightly. In direct sunlight, the difference is visible. We address this by pulling samples directly from current Atlas stock and dry-fitting them against your existing roof before any tear-off begins. If the match is unacceptable, we tell you before work starts, not after.
For identification, check the back of a loose shingle tab. Atlas prints the series name and manufacturing code on the reverse side. If you can’t access a loose tab, a roofing contractor can identify the line by the shingle’s exposure, shadow band pattern, and granule texture. We work with both OEM Atlas shingles and quality equivalents from GAF, Owens Corning, and CertainTeed when a closer color match can be found in those lines. The decision is yours, and we’ll show you samples on-site.

Signs Your Atlas Shingle Repair Is Failing
- Curling or cupping at the shingle edges. This is the classic end-of-life symptom for any asphalt shingle, Atlas included. The asphalt begins to dry out and harden with age, and the corners lift. In San Francisco, the daily fog-then-sun cycle accelerates this drying and curling, especially on south-facing slopes in the Mission and Potrero Hill.
- Granule loss concentrated in one area. Some granule loss is normal in the first year as manufacturing excess sheds. But if you’re finding granular sand in the gutter season after season, and roof sections show bare patches of black asphalt, the protective granule layer is failing. Atlas granule adhesion is good, but nothing survives our salt-heavy coastal air indefinitely.
- A single missing or torn tab. High wind events on Twin Peaks-facing roofs will occasionally peel a shingle tab loose at the nail line. The wind gets under the tab and works it back and forth until it tears free. This is the most common “sudden” failure we see, and it happens more on Atlas than on heavier lines because the shingle’s profile catches the wind.
- Dark streaks or moss growth. San Francisco’s shaded northern slopes develop moss faster than almost anywhere else in the state. Moss lifts shingle edges, traps water, and shortens the life of any shingle, Atlas included. Streaking from algae isn’t friendly to look at either, but moss is the functional enemy.
- Water staining on the ceiling or in the attic. By the time you see a stain inside, the shingle has been compromised for weeks or months. The water has worked through the decking and started to discolor drywall or rafters. This always means a more involved repair, because the decking now has to be assessed for rot.

AfterReplacement Cost & What’s Included
For a localized Atlas shingle repair on a standard San Francisco roof, plan on these ranges:
- Single tab or small patch (up to ~25 sq ft): $350 – $550
- Medium repair with underlayment section (25 – 100 sq ft): $550 – $900
- Repair with flashing replacement around a pipe or chimney: $700 – $1,100
- Steep-pitch or three-story access work: add $200 – $400 for scaffolding or fall-protection rigging
What drives the range? Roof accessibility is the big one. A flat, two-story roof in the Richmond District is faster to work than a three-story Victorian near Alamo Square with a 10/12 pitch. The condition of your decking matters too: if we find rotted plywood or OSB beneath the shingles, that has to be cut out and replaced before the new Atlas shingle goes down. We don’t cover decking rot with new shingles, ever. That’s a corner-cut we refuse.
Every Atlas shingle repair from Brennan Roofing Co San Francisco comes with a written price before work starts. The number on that paper is the number you pay. No change orders at the door. No “discovered damage” conversations that suddenly double the bill. And every repair is covered by the 365-Day Done Right Promise: if it fails within one year, we come back and fix it at no charge, in writing.
DIY or Call Us?
Shingle repair is lower on the danger scale than, say, spring or electrical work, but you’re still climbing a ladder and working on a pitched surface, often three stories up in San Francisco. That’s the honest first caveat. The second caveat: matching Atlas shingles and sealing them correctly is more finicky than it looks. The nails have to land in the right zone, the adhesive strip has to engage, and the shingle has to be worked in without cracking the surrounding tabs. Do it wrong and you’ve created a new leak where no leak existed.
What you can safely do is document the damage from the ground with photos, check your gutters for granule buildup, and inspect the attic for any water staining. That’s useful information when you call us, and it helps us give you a realistic price range over the phone. What you shouldn’t do is get on a wet San Francisco roof in January with a starter pack of mismatched shingles from the hardware store and a nail gun. The savings evaporate fast when the repair fails and water gets into the decking.
For most homeowners, the smart move is a one-visit professional repair: the right Atlas shingle, the right underlayment, the right fastening pattern, and a year-long written guarantee that the repair holds. Call (831) 318-8819 and we’ll give you a price range before we ever set foot on the ladder.
FAQs
Atlas architectural shingles like Pinnacle Pristine are rated for 25 to 30 years, but in San Francisco’s specific climate, plan on 18 to 22 years of reliable service before widespread replacement becomes the better value. The fog-sun cycle, salt air near the coast, and persistent moisture on shaded slopes all pull that number down from the manufacturer’s ideal. Localized repairs can extend the roof’s life by several years when they’re done right. Call (831) 318-8819 for an honest assessment of whether your roof needs repair or is nearing replacement.
Sometimes, yes, but rarely in the way homeowners hope. A shingle with a small tear can be sealed with roofing cement as a bridge measure, but the underlying adhesive bond is already compromised, and San Francisco’s wind will eventually find it again. A shingle that is cracked through or missing its granule layer cannot be repaired; it must be replaced. For a realistic recommendation, call (831) 318-8819 and describe what you’re seeing, we’ll tell you straight whether it’s a repair or a replacement job.
A standard repair involving a small section of shingles and the underlayment beneath takes roughly two to four hours on-site. Larger repairs involving flashing work, decking replacement, or steep-pitch access can run a full day. The schedule is always confirmed in writing before work begins, and our technicians arrive inside the promised window. For timing on your specific roof, call (831) 318-8819.
We stock the most common Atlas Pinnacle Pristine and StormMaster colors in our San Francisco inventory, and we maintain accounts with local supply houses for same-day pickup of less common lots. If we need to order a specific color match from Atlas, we’ll tell you before work is scheduled and give you the actual lead time, not a vague “a week or two.” Call (831) 318-8819 and we’ll check stock while you’re on the phone.
