CertainTeed Shingle Repair: The San Francisco Owner’s Guide
CertainTeed shingle repair in San Francisco typically runs $425 – $1,150 installed, depending on how many shingles failed and what’s happening underneath them. We stock CertainTeed-compatible replacement shingles on our trucks and can usually complete a standard repair in one visit. Most San Francisco homeowners discover the problem after a winter storm, when they spot shingle granules in the gutters, a lifted tab from the sidewalk, or a damp spot on the ceiling that wasn’t there in October.
What actually fails on a CertainTeed roof here is rarely the shingle itself. It’s what the fog, salt air, and wind-driven rain do to it over time. We see nail pops from thermal cycling, sealant strip failure on south-facing slopes, and granule loss accelerated by marine layer moisture. Travis Oakley will tell you straight: a shingle doesn’t need to look destroyed to be done working.
Which CertainTeed Models This Applies To
We repair and match shingles across CertainTeed’s residential asphalt line, including Landmark, Landmark Pro, XT 25, XT 30, Highland Slate, Presidential Shake, and Grand Manor. If your roof was installed with any of these, we can source the correct color and profile. The critical detail is the shingle’s exposure and dimensional profile. A Landmark architectural shingle has a different thickness and shadow line than an XT 25 three-tab, and mixing them looks wrong from the curb even when the color code matches.
CertainTeed stamps identifying codes on the shingle’s backside, but after a few years of San Francisco weather, those stamps are often illegible. We work from measurements: tab width, exposure, thickness, and granule color. On the OEM-versus-aftermarket decision, we default to CertainTeed OEM stock. Their color lots are more consistent than aftermarket equivalents, which matters on a patch job where a two-shade difference will be visible from the street. For discontinued colors, we’ll source the closest active CertainTeed lot and show you the match before we install it.
One compatibility note that catches San Francisco owners off guard: Landmark shingles installed before 2012 used a slightly different granule blend than current production. If your roof is older than that, the new shingle may need to weather a season before it blends in. We’ll flag that before the work starts.
We also stock repair parts for GAF and Owens Corning roofs, so if you’ve got a mixed-material roof or a neighbor with a different brand, we can usually help there too.

Signs Your CertainTeed Shingle Repair Is Failing
- Granules in the gutter or downspout. CertainTeed shingles shed granules as the asphalt weathers. A light dusting is normal after year eight or nine. A visible pile means the shingle’s UV protection is gone and the mat is exposed to San Francisco’s wet-dry cycling.
- Curling or lifting tabs. The sealant strip that bonds shingle tabs together fails first on south- and west-facing slopes. Once a tab lifts, wind-driven rain gets under it, and the underlayment starts taking water it was never meant to handle alone.
- Nail pops or missing nails. Thermal expansion from our fog-to-sun temperature swings works nails loose over time. A popped nail lifts the shingle above it, and now you’ve got a rust point and an entry path for water.
- Bare spots with exposed fiberglass mat. This is the end stage. The shingle is structurally done and needs replacement, not repair. In the Sunset and Richmond districts, we see this on roofs where fog sits until noon and the shingles never fully dry out.
- Water stains on the ceiling after wind-driven rain. Interior staining usually means the failure happened days or weeks earlier. The shingle let water past, the underlayment caught it for a while, then the decking started absorbing it. By the time you see the stain, the repair scope has grown.

AfterReplacement Cost & What’s Included
In San Francisco, a standard CertainTeed shingle repair runs $425 – $650 for a small section of three to six shingles, including matching material, disposal of the damaged shingles, and a check of the surrounding area. A larger repair with underlayment replacement, new flashing, or decking repair runs $750 – $1,150. Steep-slope work on Victorians near Alamo Square or Diamond Heights adds access costs because we’re setting up on a 8/12 or 10/12 pitch instead of a walkable roof.
What drives the price is what we find when we lift the damaged shingle. If the underlayment is intact and the decking is solid, you’re at the low end. If water has been getting under the shingles for a season, we’re replacing felt, sealing the decking, and possibly sistering a rafter tail. You’ll see all of it on a written line-item quote before any work starts. That’s the Garrison Code: the price goes on paper first, and it doesn’t move at the door.
Every repair carries the 365-Day Done Right Promise in writing. If the repair fails within a year, we come back at no charge. No call-back fee, no re-diagnosis charge, no fine print.
DIY or Call Us?
Here’s the honest split. You can safely check your gutters for granules, photograph the slope from the sidewalk, and note where the ceiling stains line up with the roof above. That’s useful information. What you should not do is get on a San Francisco roof without proper fall protection, especially on a Victorian pitch or a damp morning when the shingles are slick. Roof work on a 8/12 slope is not a weekend project.
Where DIY goes wrong on CertainTeed repairs is at the shingle-to-shingle bond. A homeowner pries up a tab, nails the new shingle in place, and breaks the sealant strip on the surrounding shingles in the process. Six months later, those shingles are lifting and the repair area has doubled. We use flat bars and a specific nail pattern so the repair stays local. If you want to know what you’re dealing with before anyone climbs up, call (831) 318-8819 and we’ll walk you through what we’d look for. A good roof shouldn’t need to be talked about, it should just hold.
FAQs
In San Francisco’s fog belt, a Landmark architectural shingle typically lasts 18 – 22 years before the first repair becomes unavoidable. The same shingle in a drier climate might go 25 to 30. Our marine layer keeps shingles damp longer, and that moisture accelerates granule loss and sealant strip aging. If your roof is past year 16 and you’re seeing the signs above, budgeting for a repair is the right move. Call (831) 318-8819 and we’ll give you an honest read on what’s left.
A single damaged shingle or small section can be repaired as long as the surrounding shingles are still bonded and the underlayment is intact. What pushes a repair into a replacement is widespread granule loss, brittle shingles that crack when lifted, or water damage at the decking. We’ll tell you which one you have before we write any estimate.
Most standard repairs take two to four hours once we’re on site. That includes removing the failed shingles, checking the underlayment and decking beneath, installing the matched replacements, and cleaning up. Larger repairs with underlayment or flashing work can take a full day. We’ll give you a completion window before we start.
We keep common CertainTeed colors and profiles stocked on our trucks, including Landmark and XT 25 in the colors most used across San Francisco. For less common colors or Presidential-style profiles, we source from local supply houses, usually same week. We’ll confirm your shingle match before the work day so you know what’s going on your roof.
